N2 - The region’s land resources are an important factor in ensuring its sustainable development. The issues of development of the land and property complex in the regional strategies of the Russian territories have not been sufficiently developed to date. The purpose of our study is to adapt game theory to forecasting the rational use of land in Russian regions. Our study shows the possibility of using a non-cooperative statistical game at the stage of interaction between the municipality and potential tenants (applicants) in the process of assessing the possibility of allocating (leasing) a lot of land for eco-nomic activity (project). A matrix antagonistic game with “nature” was applied. At the same time, the very moment of game formation involves the assessment of benefits based on a strong information base, which ensures the validity of decision-making, on the one hand, and allows you to create decision-making algorithms and templates in conflict situations related to land relations, on the other. The conducted research enables us to make a conclusion that the game theory for forecasting and planning the rational use of land can be adapted. It is possible consider the specific features of the turnover of land use in the country, paying attention to regional specifics. The use of game theory in regulation land relations in Russia is an innovative approach that meets the urgent tasks of the modern social and economic development of the country and is especially relevant for countries with a high level of regional differentiation.
